Selling your home shouldn't break you.

Cost of living is squeezing every household. Housing affordability is the worst it's been in a generation. And when it's finally your turn to sell — the system takes another $20,000, $30,000, sometimes more, just to move your home from one family to the next.

Two listing portals dominate Australian property. Their fees keep climbing. Agents take a percentage that has nothing to do with the work involved. Marketing packages, auction fees, dummy bids, sign rentals — every step has a hand reaching into your pocket.

It doesn't have to be like that. The actual work — the legal part — is done by your lawyer. They prepare the Form 2. They draft the contract. They settle the deal. That's the real job, and they're already trained, regulated, and insured to do it. Everything else is a middleman.

So we built WhatAgent? for the people who are sick of paying for middlemen. The lawyer does the hard work. We just handle the platform. You keep the rest.

For the people. For the homeowners. For the dollars staying in your pocket.

Why you need the Form 2
Since 1 Aug 2025, QLD's Seller Disclosure Scheme requires the Form 2 before contract. The seller releases it to you on the platform before you can offer.

The honest answers.

Do I really not need an agent? +
In Queensland, anyone can sell their own property privately — that has always been the law. WhatAgent? gives you the platform to do it properly: AI-assisted listing, structured offers, and a clean handoff to your lawyer once you accept. Every seller engages a qualified lawyer or conveyancer at the start — that part is not optional. We are a platform; we are not your agent and not your lawyer.
Why is a lawyer required? +
Since 1 August 2025, Queensland's Seller Disclosure Scheme means the Form 2 disclosure must be complete and accurate, or the buyer can terminate the contract — sometimes right up to settlement. Your lawyer prepares the Form 2, reviews offers, and handles contracts and settlement. It protects both you and your buyer. You pay your lawyer directly — never through us.
Do buyers see each other's offers? +
No. You will know there are competing offers — we show the count — but not the price or terms of any other offer. It works like a normal private sale, not an auction. Every offer is logged, timestamped, and sent straight to the seller. No phone-game paraphrasing, no lost offers.
What does it cost? +
WhatAgent? pricing is simple: $200 to list your home + $100 per month for as long as you need it. As part of our Sticking It To The Man launch promotion, we waive the $200 listing fee — your first listing is free. After that it's just the $100 per month. It's not a subscription — you choose whether to continue each month, and we never auto-charge. Your legal fees, building & pest, photography and other costs are paid directly to those providers, never to us. Every dollar saved on commission stays with the homeowner.
What happens after I accept an offer? +
The platform generates a plain-English summary of the agreed terms and sends it to both lawyers and both parties. From there the lawyers do what they have always done — prepare the formal contract, exchange, manage settlement. WhatAgent? does not track settlement, hold deposits, or draft contracts. The lawyers run the back half.
Important — please read. WhatAgent? is a software platform only. We are not a real estate agent and not a law firm. We do not represent you, do not negotiate on your behalf, and do not provide legal, financial, taxation or property valuation advice. Because of Queensland's Seller Disclosure Scheme (effective 1 August 2025), every seller on the platform engages a qualified lawyer or licensed conveyancer at the start — listings cannot go live without a Form 2 prepared through a lawyer. We also recommend buyers obtain legal advice before submitting an offer. You are responsible for paying all of your own legal, conveyancing, inspection, photography and other costs, directly to the providers. Standard platform pricing is $200 to list plus $100 per month thereafter. Under the current Sticking It To The Man launch promotion the $200 listing fee is waived — your first listing is free. WhatAgent? is not a subscription — you choose whether to continue each month and we never auto-charge. Information shown by AI tools is general in nature, may be inaccurate, and is not a substitute for professional advice.
